    Sanibel and Captiva are highly sought after resort barrier islands off the lower Gulf Coast in Southwest Florida. These world-renowned islands stretch for a total of 20 miles of white, sandy beaches, along the green waters of the Gulf of Mexico. Captiva is just over one square mile in total, and Sanibel is not quite 20 square miles in size. Sanibel is the only Southwest Florida barrier island with a large southern exposure.  

    Fort Myers Beach runs parallel to the mainland with a 7 mile long beach on Estero Island. Imagine walking on the beach above. Leaving Fort Myers Beach to the south you cross over to Bonita Beach, located on 2 tiny islands, and then to Little Hickory Island. The below picture looks south from the Sanibel Causeway to Fort Myers Beach and beyond.

    Buyer's Market....

    We have sold an incredible number of homes in Cape Coral and in Fort Myers during these past few years. Most of these were short sales and foreclosures. The median sales price for Fort Myers and Cape Coral SF homes increased 20%, comparing November 2011 / 2010 figures.

    Sanibel and Captiva have had few short sales and foreclosures since these prices adjusted down by as much as 20-30%. The biggest impact here is that we sold fewer homes than usual and our inventory is still large, making it the perfect buyer's market.   

    But - Buyer Beware! This is no longer the time to wait. When you look at the tables below you will see that we sold 50% more SF homes in 2011 compared to 2010 on Sanibel and Captiva combined, and the average price is going UP ! This means we sold more SF homes this year than in any other year, since 2005.
