Gladiolus Dr Corridor Homes for sale in Fort Myers Real Estate

Homes for sale in the Gladiolus Dr Corridor in Fort Myers between McGregor Blvd and Winkler Rd. Here you find Beachwalk, Gladiolus Preserve, Laguna Lakes, Parker Lakes, Tortuga, Heritage Cove, Venetian Village and Calusa Palms. Near to the Health Park, shopping and dining and 5 miles to Fort Myers Beach or the Sanibel Causeway. No golf communities, reasonable HOA fees and a mix of single family homes and condominiums. Gladiolus Preserve and Venetian Village have only single family homes. Older constructions and many homes built after 2000.


These three communities are close to everything. Beachwalk and Gardens at Beachwalk have 1,2 and 3 BR condominiums, community center with pool and exercise room. Beachwalk Isles has single family homes. Cornered by McGregor on one side and Gladiolus Dr on the other side and limited at Pine Ridge Rd, they build a triangle with Beachwalk Blvd providing individual entrances.  Beachwalk with its 2 and 3 BR condos, was built in early 2000 and first named Bellamar. Today the name Bellamar is used as the only sub division at Beachwalk. This community sold out before it was built and was well priced for being near our Iona area. Beachwalk Isles was also built around 2000 and consists only of single family homes. Gardens at Beachwalk was initially built as an apartment complex and has 1,2 and 3 BR. Just before it was completed around 2003/2004 it was sold as condominiums because of the great  Beachwalk success. These homes are very popular and sell and rent well. Gardens at Beachwalk consists of 320 units in 8 three story buildings. Not all have lanais and few have attached garages.    


Calusa Palms in Fort Myers is a younger established community of 146 single family homes and 164 Coach homes located just north of Venetian Village. It was developed by Kimball Hill Homes in 2004 - 2006 and has a community center with swimming pool, tennis, fitness, pickle ball , putting green and bocce ball. Here you find 2 and 3 BR and occasionally larger homes with 4BR plus den. In 2018, condominium fees including master HOA range from just $1,160 to slightly above $1,300 per quarter; HOA fees for single family homes range around $400 per quarter.


Gladiolus Preserve in Fort Myers is a small community of 240 single family homes with a small community center and great HOA fees. Imagine $250 per quarter!!!! These fees have been low since Pelican Preserve was first built, starting at $180 per quarter! There is a communityu cnter with a pool overlooking the lake, fitness center, community room and play area. Ideal for young families. Here you still see children playing supervised on streets. Near the Health Park. Gladiolus Preserve lies just west of Laguna Lakes and was built in 2003-2006 by Beezer Homes.. 


Heritage Cove in Fort Myers is a 55+ community of 543 villas, single family homes, condominiums, located just north of Calusa Palms on A&W Bulb Rd. Here you find 50 acres of lakes and a 10 acre nature preserve. Like many of our 55+ communities, Heritage Cove is a very active community for the active retiree! Here you find the clubhouse with internet cafe , library, arts and crafts rooms, pool, spa, tennis, bocce ball and walking trails. Bingo and dances are part of the social calendar. A great place to retire, about 6 miles from Fort Myers Beach and 4 miles from the Sanibel Causeway. Heritage Cove was developed by US Home from 1999 to 2004, during our booming real estate market years!


Laguna Lakes in Fort Myers was first developed in 2002/2003 by Trabseastern Homes and consists of 614 single family homes, attached and detached villas and coach homes with garages. There is a  recreation center with a playground (see above) and a swimming pool, spa, Nautilus fitness room, tennis, volley ball, and fishing pier. 3 and 4 BR condos of 1780+ sq ft lving areas and HOA and condo fees ariund $1200 per qarter. Single family homes have up to 6 BR.


Parker Lakes is an established community across from Laguna Lakes. Its single family homes were first built in 1989. These homes are smaller than the Laguna Lakes homes and the HOA fees are low, some as low as $110 per month. Their location, prices and low fees attract buyers and homes are rarely for sale.  Condominiums were first built in 1999. They have carports and one and two car attached and detached garages. Condo fees vary greatly by subdivision.  

Parker Lakes offers a Lap pool, a giant leisure community pool that is open until 11:00 pm with a Spa/Hot tub, several tennis courts, Pickle ball, basketball, outdoor Racquet Ball, Shuffleboard, fitness room, play area, BBQ - Picnic area with a grilling location & tables, a fishing pier with lots of fish


Tortuga in Fort Myers was first built in 2008 by Taylor Morrison, duringthe recession. You find this community with a 10 acre lake at the corner of Gladiolus Dr and A&W Bulb Rd, with an entry on both roads. It is a small community of condominiums with carports and detached garages, and villas (attached homes) with attached garages.  The Clubhouse/Gathering Center has a resort style pool, hot tub, tennis courts, fitness room and dog park too.


Venetian Village in Fort Myers is a well established, gated community of single family homes. These homes were first built in 1992. It offers a community pool, tennis and a playground. Venetian Village has low HOA fees, most lower than $100 per month, which is one of the reasons why homes sell quickly and are rarely for sale. Like all Gladiolus Corridor communities, it is located close to beaches, the Health Park, shopping and dining. In 2018 homes sold from $240,000 to $470,000; so there is a home for everyone's budget. Venetian Village is located on A&W Bulb Rd which branches off Gladiolus Dr. Great place to be, great place to own.
